The
Third Ward is an eclectic mix of residential,
industrial, retail, educational, and cultural uses.
Substantial new developments are emerging in the
eastern and southern areas of the Third Ward, prompting the need to prepare an
overall vision for the area.
The
purpose of the Third Ward Area Plan is to evaluate assets and opportunities in the area
and to guide new development that builds upon these resources.
There are two
components. The first component is the
Area Plan,
which reflects a planning process pertaining to those elements that
contribute to the public realm. The second component is an
update to
the 1990 Historic Third Ward Guidelines.
Together, these components will serve as a guide to development, providing a coordinated, predictable framework for public and private investment which
promotes sustainable and high quality design.
Location
The
Third Ward neighborhood is located adjacent to downtown Milwaukee and the
Walker’s Point neighborhood. It is bounded by I-794 to
the north, the Milwaukee River to the west and to the south, and by Lake
Michigan to the east. The planning area is 284.9 acres.
The Third Ward
is easily accessible to the Amtrak station and to the I-94, I-45 and I-43
freeways. Watercourses, bikeways, and bus routes provide additional
transportation options.

The Third Ward
Area Plan and
Guidelines were prepared jointly by the Department of City Development and
by
Jim Piwoni, AIA, and American Design Inc., in cooperation with the
Historic Third Ward Association,
Business Improvement District # 2, and the Third Ward Architectural Review
Board.
