Requests for City of Milwaukee Support and Documentation

2010 Low Income Housing Tax Credit Applications

In order to be responsive to developers submitting requests for letters of support for their applications for low income housing tax credits, as well as to provide thoughtful consideration of all requests, the City of Milwaukee has a review process for all applications being submitted to WHEDA for the Low Income Housing Tax Credit Program.

Request for Local Official Notification Forms and supporting documentation, must be submitted using this form with the requested information attached.

Factors that will be considered by the City in review of projects requesting support:

» Experience of the development team
» Consistency with City Plans and local zoning
» Proximity of the project to other City redevelopment efforts
» Extent to which the property reuses existing buildings, preserves historic structures, or eliminates blight
» Impact on the surrounding housing market
» Proximity of the project to transportation
» Inclusion of market rate units (mixed income)
» If a mixed use building, marketing plan for the commercial space, and experience of development team in leasing and managing commercial space.

Note: The above factors are not intended to be all inclusive, but to provide some guidance as to the factors that will be important to supporting low income housing tax credit projects in the City.

In addition, we strongly encourage developers to meet with the local Alderman for the District in which their proposed development is located to brief him and determine whether he is supportive of their project.

We are expecting a high volume of applications and in order to allow sufficient time for the review process, as well as providing developers with the necessary items they request for their applications, it is important that information packages be received on a timely manner.
